Home buyer assitance programe in Broward County Floirda

 

 

The Housing Finance Authority of Broward County has launched a Mortgage Credit Certificate Program to help reduce home loan financing costs for qualified homeowners in Broward County.

The Mortgage Credit Certificate program entitles qualified applicants to a federal income tax credit in an amount of up to $2,000 annually. This enables qualified owners or buyers, who owe federal income taxes, to benefit from a dollar-for-dollar reduction of their tax bills. Additionally the homeowner will continue to receive the tax credit each year they continue to live in the home financed under the program.

 

Here is the link for more information. I am working with 2 buyers now who are taking

advantage of the program. From What I understand the program is being or has allready

been extended to Palm beach county.

April 2012 Florida Foreclosure Trend.

 

The following is a link for the latest Florida Market Trend Information.

 

According to the most recent report, foreclosure filing  were down 2 percent from the previous quarter

and down 16 percent from the first quarter of 2011 according the the Realty Trac U.S

Foreclosure market   report.

 The first quarter total was the lowest  quarterly total since the forth quarter of 2007.

Foreclosure filings were reported on 572,928 properties during the first quarter of 2012, down 2 percent from the previous quarter and down 16 percent from the first quarter of 2011, according to the RealtyTrac U.S. Foreclosure Market Report. Baby Boomers, the New Vision of Aging and (UN) Retirement

Interesting article on baby boomers. With the larger number of americans entering into this segent of the population it will be something that will be affecting most of us.

Via Asheville NC Properties of Enduring Excellence:

“New Vision” of Aging, Baby Boomers and (UN) Retirement (series)

A new [UN] Retirement survey (a survey by Merrill Lynch) I recently discovered  indicates that Baby Boomers are not inclined to go the traditional retirement-leisure route. "Baby Boomers fundamentally will reinvent retirement,”  James P. Gorman, president of the Merrill Lynch Global Private Client Group told the press. I am wondering how this will impact home and land buyers and sellers. From that perspective,

 I found two items of particular interest and  noted them for your review: 

1. The survey found five (5)  Boomer groups —
Empowered Trailblazers, Wealth-Builders, Leisure Lifers, Anxious Idealists, and the Stretched and Stressed. . . and. . .  .

 

2. Baby Boomers are ten ( 10 ) times more likely to "put others first" (43%) than "put themselves first" (4%).

Of course, I immediately thought of a metaphor. . .my last cross-country skiing adventure, and of the challenges on the ski slopes  . of the Bunny Hill and the Experts' Slope . . .and of my concern for my companions, especially the  kids. ..

Do ya' know what I mean?


 

Corroborating Stats-  The Unretirement Index conducted by Knowledge Networks for Sun Life Financial showed that “the concept of Unretirement is now a realistic concept across age cohorts and that Americans [who]will continue to work past the traditional retirement age of 67 or re-enter the workforce after retiring”.  

According to the Index, the growing number of Americans who plan to delay retirement three years or more has risen to 61%. Two in ten (like many white-haired divas we know who embrace the “new vision” of aging) plan always to engage in some form of work.

And a Harris Interactive Poll conducted for Wells Fargo found that of  Americans who will work in retirement, 47% say they will do “similar work” to their pre-retired years, while 42% say they will work in a position that requires “less responsibility.”  All this got me pondering. So I created a survey using some software I am investigating. ..
